K Pendlebury & Sons Ltd

Flat Roof Repairs

K Pendlebury & Sons repairs commercial and industrial flat roofs across the North West. We trace the source of water ingress, repair bituminous felt, liquid applied and single ply systems, and tell you honestly when a repair is the right answer and when the roof needs more.

Finding the real source of a leak

Water rarely shows inside a building directly below the point where the roof has failed, because water tracks along decks, insulation and beams before it appears. That is why a flat roof repair starts with investigation, not with the first patch of wet ceiling. With over 50 years in flat roofing we know where each type of system fails: laps and details on felt roofs, terminations on liquid systems, seams and fixings on single ply.

Water ingress is also how bigger problems announce themselves. At Chorlton Health Centre, water ingress indicated problems with the performance of the existing roof across eight separate areas, and the investigation led to a full refurbishment that secured the building long term. A good repair contractor tells you which situation you are in.

Repairs across every common flat roofing system

We are conversant in all aspects of flat roofing systems, so one contractor can look after a mixed portfolio of roofs. We repair torch applied and self-adhesive bituminous felt, liquid applied coatings, single ply membranes and the details around rooflights, outlets, upstands and plant. We also attend to fascias, guttering and rainwater goods, because blocked or failed drainage is a common cause of what looks like a membrane leak.

Planned maintenance instead of emergencies

The cheapest leak is the one that never happens. Regular inspection and maintenance of a commercial flat roof catches failed details, blocked outlets and impact damage before water reaches the deck, and it protects manufacturer guarantees that require the roof to be maintained. We provide on-going commercial roofing maintenance to businesses, councils and education facilities, with a strong commitment to Health and Safety.

Frequently asked questions

My ceiling is leaking. Does that mean the whole roof has failed?+

Not necessarily. A single failed lap, detail or outlet can let water in while the rest of the membrane is sound, so we investigate before recommending anything. If the survey shows the membrane is at the end of its life we will say so, and our surveys are free either way.

Do you repair roofs you did not install?+

Yes. We repair bituminous felt, liquid applied and single ply systems from all of the market leading manufacturers, whoever installed them.

Can you set up a maintenance plan for several buildings?+

Yes. We provide on-going commercial roofing maintenance for businesses, councils and education facilities, which suits clients responsible for a portfolio of buildings.

How quickly can you attend?+

Contact the office on 01942 244499 with the building location and what you are seeing, and we will arrange attendance. The office is open Monday to Friday, 9AM to 5PM.
