K Pendlebury & Sons refurbishes commercial and industrial flat roofs across the North West, either stripping the existing waterproofing back to the deck or overlaying it, then installing a new manufacturer-guaranteed system with a thermal upgrade that meets current building regulations.
Strip and re-cover, or overlay
A refurbishment starts with a decision: strip or overlay. Stripping removes the existing waterproofing down to the structural deck, so the new system starts from a sound, dry base. Overlaying keeps the existing build-up and installs the new membrane over it, which reduces cost and disruption because the roof is never fully opened up.
We carry out both. At Brine Leas Academy in Nantwich we stripped eleven roof areas down to the existing deck before installing a new Garland StressPly Flex Plus system. At St. Augustine Catholic Church we overlaid the existing roof with IKO Ultra Prevent, stripping only the details. Our free survey tells you which route suits your roof, because the right answer depends on the condition of what is already there.
Thermal upgrades built in
Most refurbishments trigger a requirement to upgrade insulation to current building regulations, so we design a thermal upgrade into the new build-up. Where a roof needs better drainage we install tapered insulation schemes, which grade the insulation thickness to create falls towards the outlets. That is why a refurbished roof usually performs better than the original: the waterproofing, the insulation and the drainage are all renewed together.
Refurbishment projects often bundle in the rest of the roofline. Across our case studies we have replaced rooflights, UPVC windows, fascias, guttering, rainwater outlets and lead chutes as part of the same contract, so the client deals with one contractor for the whole scope.
Delivered on live, occupied buildings
Schools, health centres and workplaces cannot close for a roof. The majority of our education projects run during term time, and we plan the phasing, access and protection with the client so the building keeps operating safely underneath us. All operatives carry CSCS cards and are CRB checked, and many hold additional security clearance for police, HMP and other special clients.

How do I know if my flat roof needs refurbishing rather than repairing?+
Repeated leaks across different areas, ponding water and a membrane that has blistered or cracked generally point to a system at the end of its life, because patch repairs only buy time on a failed membrane. Our survey is free of charge and tells you honestly whether repair or refurbishment is the better value.
Can the building stay open during the works?+
Yes. Most of our school projects are carried out during term time, and we have refurbished live health centres and workplaces. We phase the works and agree access and protection measures with you so normal, safe operations continue.
Will the new roof come with a guarantee?+
We are accredited contractors for Bauder, Garland, Icopal, Tremco, IKO and Kemper. Accredited installation to the manufacturer specification is what qualifies the finished roof for the manufacturer guarantee on the system.
Do you charge for the initial survey and budget?+
No. Surveys, budget costs and pricing are free of charge for all potential works, and we can supply a company report to support bids or tenders where required.
